SELLING WITH A & T LEGAL
When you commence to market your residential property it is compulsory to have a copy of the complete contract for sale available, which must contain several prescribed documents.
A & T Legal will order all necessary documents and searches on the same day we receive your instructions. This ensures that the contract for the sale of your property is prepared without delay.
A & T Legal use electronic contracts so that we can send a copy of the marketing contract to your selling agent/s by email within 1-2 days in order that the property can be offered for sale and advertised.
When you have negotiated the sale of the property and if your agent wants to exchange the contracts on the spot, they can simply print out our electronic contract and fill in the details by hand and exchange on the day the offer is accepted! With A & T Legal’s online systems, there is no delay while waiting for contracts to be posted from one party to the next and then posted again after they have been signed.
Once an exchange of contracts has taken place A & T Legal will look after all necessary documentation to complete the sale on your behalf in accordance with your instructions. We would also respond to any requisitions the purchasers may make in relation to the title of the property. We liaise with your Bank or financial institution, if applicable, to ensure that they are aware of the sale and necessary discharge documentation is prepared.
Prior to settlement (completion of the sale – which normally takes four to six weeks after exchange of contracts) A & T Legal will liaise with the purchasers on any adjustments to the purchase price that may be required for such things as Council or water rates. We also take your instructions as to banking for the balance of the purchase funds.
On the day of settlement an agent will attend on your behalf, ensuring that all relevant documentation is handed to the purchaser and bank cheques are received on your behalf as per your instructions.
